Town ZBA approves projects

Most of the construction projects that were submitted for review by the zoning board of the Town of Newburgh were approved during this month’s zoning board meeting.

Yasser Aly proposed an accessory apartment on 300 Lakeside Road, which promises to match other apartments in the neighborhood in terms of design and construction.

Virginia Circle resident Gilbert Gonzalez sought a 16 by 14 deck on his property, and Newburgh residents Mughen Nakamura and Joyce Crossley also proposed decks for their residences.

Neither project was met with criticism or backlash.

Meanwhile, projects from Maria Chacha and Denise Spaminato were not met with a totally warm reception.

Chacha proposed an extension to their two-family home on Route 300, while Spaminato wants to create a garage on the east side of her property so her parents can move in.

Chacha’s neighbor, Heather Holts, felt that there was no information on how a two-family home will affect other neighbors in the area.

“There is property you’re taking up,” she said.

Chacha’s husband acted as proxy for his wife, responded by saying “we’re not doing anything bigger.”

There were also disputes about the proposed project’s square footage, which Holts argued was not clear.

The Chacha’s attorney, Michael Henderson of Hennessy Architects, clarified the square footage for her and Holts appeared satisfied with his answer.
Spaminato’s brother, Vinny, acted as proxy for his sister, a resident of Deer Run Road.

Bill Fedder of Rockwood Drive inquired about whether the additional property would feature the typical amenities of heat and electricity, which Vinny confirmed.

Towards the end, resident Brennan Gasparini’s proposal to have a two-dwelling property that did not meet the town’s requirements was revisited.
Gasparini volunteered to bring the revised plan to the board, but they ultimately rejected his offer and will leave the project in the review stage.
