Lot line change approved for Farmhood Fields

Farmhood Fields, a proposed farm-to-table living community on Crans Mill Road in Pine Bush, had a lot line change approved and presented a site plan for a bed and breakfast at the Town of Crawford Planning Board meeting last Wednesday.

The lot line change that was approved would involve a seven acre parcel that has frontage on Crans Mill Road. This parcel has a single family residence on it. The purpose of the lot line change is to create a two-and-a-half acre parcel that encompasses the house. The remaining four-and-a-half acres would be used for farm property.

“The intention is to use it for crops,” said Engineer John Fuller.

Fuller previously brought this lot line proposal before the Planning Board and was told to identify the well and septic on the property. With the well and septic included in the revision presented last Wednesday, the board approved the lot line change.

On Wednesday, Farmhood Fields also had an application for a site plan and special use permit for a bed and breakfast on 101 Burlingham Road in Pine Bush. Fuller believed that it was in compliance with a local law from 2015, which allowed for bed and breakfasts in the zoning.

A bed and breakfast would be developed on a 10 acre residential lot on 101 Burlingham Road. The parcel would contain six cottages, each with a single bedroom, bathroom and living room. The cottages would be designed for short-term habitation. A house currently exists on the parcel.

“The purpose is to have some interaction with the farm,” Fuller said. “That’s why people come for a temporary stay.”

Fuller added that the site would be fully self-sufficient. A well house would provide water to all the cottages. There would be a comprehensive septic system, which would accommodate sewage for each cottage. A pond would handle runoff created by the development.

The board provided Fuller with plenty of feedback. They wanted the site plan to show its distance from neighboring properties. Fuller had originally planned for the existing house on the property to be knocked down, however Planning Board Chairman Linda Zwart noted that the local law from 2015 stated that the operator would need to be a full-time resident on the property. This influenced Fuller to keep the existing house on the site.

Fuller will make revisions and present an updated site plan at the Town of Crawford Planning Board meeting at 121 State Route 302 in Pine Bush on Wednesday, Feb. 26 at 7 p.m.
