PLANNING BOARD OF THE TOWN OF SHAWANGUNK
NOTICE OF PUBLIC SCOPING SESSION
PLEASE TAKE NOTICE that the Town of Shawangunk Planning Board, as the Lead Agency, has scheduled a continuation of public scoping session pursuant to the State Environmental Quality Review Act and its regulations, 6 NYCRR Part 617 (collectively "SEQRA") for the project described below. The scoping session will be held in the Town of Shawangunk Town Hall, Central Ave., Wallkill, New York on Tuesday the 6th day of June 2023 at 7:00 p.m., or as soon thereafter as the matter may be heard. The purpose of the scoping session is to consider public and agency comments on the Draft Scope for the environmental review of the proposed BLUE CHIP FARM PLANNED DEVELOPMENT AND CLUSTERED SUBDIVISION.
The project is proposed as follows:
Sixty seven (67) single family homes adjacent to a proposed twelve-hole golf course, a clubhouse, a resort check-in, a children's barn, and a wastewater treatment plant, all on the south side of Bates Lane and one hundred (100) cottages to be operated as a single entity, five (5) single family homes, a club house with a restaurant and amenities, a terrace restaurant, a water treatment building and a welcome, arrival and activity center with amenities all on the west side of Hoagerburgh Road. The parcel to the north of Bates Lane, approximately 212 acres, is proposed to remain as a horse farm.
The project site is generally located north and south of Bates Lane and west of the Hoagerburgh Road, north of Whiskey Hill Road and south and north of Old Fort Road. The project site is located in the R-Ag4 zoning district and contains approximately 650 acres. The tax map identification number is Section 100.3, Block 1, Lot 19, Lot 21.12 and Lot 21.2.
On April 4, 2023 the Planning Board, acting as SEQRA Lead Agency, issued a Positive Declaration for this Type 1 Action finding that the project may have potentially significant adverse environmental impacts and that a Draft Environmental Impact Statement (DEIS) must be prepared.
At this scoping session the Planning Board will consider all verbal and/or written statements from all persons and agencies interested. The purpose of this scoping session is to discuss the potential significant adverse environmental impacts which must be evaluated in the DEIS. A Final Scope, as approved by the Planning Board, will become the outline of the DEIS.
Persons may appear in person or by agent. Upon the acceptance by the Planning Board of a complete DEIS, a formal public hearing will be held by the Planning Board pursuant to separate notice at a later date.
Copies of the proposal, the Positive Declaration and the Draft Scope for the project may
be inspected at the Town Hall during normal business hours and these documents also may be inspected at www.shawangunk.org.
Written comments on the Draft Scope can be submitted to the Planning Board until the close of business on June 16, 2023 and may be submitted via mail, email or by hand delivery to the contact person listed below.
