Environmental concern for Britain Woods

The Town of Newburgh Planning Board declared a positive declaration for the project known as Britain Woods during their regular meeting on Thursday, October 6.

Britain Woods, represented by Engineering and Surveying Properties, PC, is a newly proposed 258 multi-family unit development along Little Britain Road, on a 48 plus or minus acre parcel. Water and sewer would be connected to the town’s system, two driveways would allow access into the site and the number of buildings would remain the same. Amenities still include a clubhouse, pool, a mixed-use space, tennis courts and additional sports courts.

Engineer Ross Winglovitz provided updated details to the site plan that included the sidewalk has been extended to the state highway, the parking lot size toward an entrance has increased for clubhouse usage and for parents waiting for school buses and the large buildings have been reduced in favor of smaller buildings that feature 21 to 27 units. Garages opposite the unit will remain, and building colors have become lighter. Planning board documents also have listed that the engineer has vehicle charging in the plan with two per building and building elevations have been changed to be consistent with present elevations in the town.

With the positive declaration, the applicant will need to review and assess their plans and review certain concerns such as traffic, water and sewer. Federal wetlands are also identified by the town in the project area. The City of Newburgh has also commented on the project as some of their water lines are currently listed within the site property.

Engineering and Surveying Properties, PC, will now be creating a draft scope on the project for the board’s review. The scope will help the firm identify the board’s concerns on the project. The firm will look to have an update for the planning board at the board’s first meeting in November.
