Fabulous Events returns to planning board

At the recommendation of the Town of Newburgh Planning Board, the board reviewed the plans for the project known as Fabulous Events, Inc. and requested that updates be made before coming back for additional approvals or updates. The decision took place during the board’s regular meeting on Thursday, March 16.

Fabulous Events, Inc, an entertainment service and rental company founded in 1975, was seeking construction of a newly proposed 56,000 square foot base of operations on four parcels that included storage facilities for equipment, office spaces and repair workshops. The warehouse was proposed to be built on Crab Apple Court along Route 32. The engineering firm Lanc and Tully, PC have been tasked with the project. The applicant does not seek to construct a building looking like a typical warehouse but rather take inspiration from the surrounding areas with wood and stone components added into the design of the building. Ninety-nine parking spaces were required based on the building footages, but the application viewed that as excessive. The applicant was looking to add 45 spaces instead.

The proposed site also featured a proposed showroom for potential customers to view event set ups and products. An outdoor storage area for larger equipment such as tents and other bulkier equipment was also proposed. The company is a third generation family owned business based out of Nyack in Rockland County, owned by Isaac Deutsch. The planning board had previously declared its intention for lead agency during a meeting back in October 2022.

Comments prepared by Patrick Hines of MHE Engineering addressed traffic study updates, as the applicant was looking to access Route 32, the Stormwater Pollution Prevention Plan (SWPPP) was awaiting submission and the outdoor storage was removed from the plan. Other comments also identified an emergency access road was provided to the rear of the building accessing Crab Apple Court and MHE requested the size of the water service, the design of the sewer disposal system and a landscaping and lighting plan. The project will return before the planning board for architectural review.
