Newburgh Commerce Center gains approval

The Town of Newburgh Planning Board approved the amended site plan for Newburgh Commerce Center and waived a public hearing on this project during their regular meeting on Thursday, August 4. This specific project has appeared before this board several times over the past few months.

The project is a newly proposed commerce center along Route 17K, adjacent to the Healey Kia dealership facility and Corporate Boulevard area. The proposed building would be a plus or minus 132,000 square foot warehouse that would be for mixed use. 44 tractor trailer spaces with additional 107 car parking spaces are to be included.

The original driveway on the site plan had proposed one entry way and two exit lanes onto Route 17K for the property. However, when the New York State Department of Transportation [NYSDOT] was presented with this driveway, they were not in favor of the two exit lanes. The amended site plan for the warehouse now features a 40 foot wide driveway with one exiting and entrance lane.

The NYSDOT recommends that the driveway should be no more than 35 feet wide whereas the site had a 45 foot wide driveway initially. The applicant was able to get it down to 40 feet.

Several public hearings have been held mainly with comments about the traffic concerns along 17K. For the now, the traffic concerns would mainly be on the site and not affect 17K.

With the planning board expressing favor in the new access driveway design and size, a letter is to be sent to NYSDOT to affirm their support in this decision.
