A newly-proposed 42,000 square foot warehouse facility, located at 36 Racquet Road, appeared before the Town of Newburgh Planning Board on Thursday, July 21.

The project, represented by Engineering & Surveying Properties, was proposed to be developed on a four acre parcel with the new building and parking lot with two entrances for employees and tractor trailers/delivery vehicles. The site is proposed to be serviced by the town’s sewer system.

Planning Board member comments mainly brought forward the concerns of traffic impact along Route 17K. Route 17K currently has recognized difficulties with traffic.

Ken Wersted, who represents Creighton Manning Engineering, LLP, recommended reviewing the traffic in the surrounding area. Patrick Hines of MHE Engineering stated that the town will require the project to be submitted to the Orange County Planning Department upon final completion of the design plans, the site plans should also have listed residential properties within 200 feet, landscaping details will be required due to the business and residential zoning and other documentation will need to be reviewed.
