Positive Developers Warehouse eyed for Racquet Road

The project known as the Positive Developers Warehouse returned before the Town of Newburgh Planning Board. The project is a proposed 42,000 square foot warehouse along Racquet Road that neighbors the Gold’s Gym facility. No immediate tenant was identified for the project.

Comments from the town’s traffic consultant Creighton Manning Engineering listed relocations of traffic poles and realignment of the roadway. The intersection of Racquet Road and Route 17K has been brought forward due to concerns of traffic safety and turning difficulties. A left turn was brought forward as a potential addition to assist with traffic control. However, the applicant does not wish to pursue the lane and would need to be reviewed going forward.

Comments prepared by the town’s engineering consultant MHE Engineering identified the need for comments from the town’s highway superintendent for the project’s access drives and a review of the Tree Preservation Ordinance. MHE will require all stormwater management facilities to be fenced, a City of Newburgh Flow Acceptance Letter and an Orange County Planning Referral, and the Stormwater Prevention Plan is currently under MHE’s review. The project is subject to architectural review by the planning board. The project will be further discussed at a town consultation meeting scheduled for May 23 at 1 p.m. and the project was approved for circulation to the Orange County Planning Department and the planning board declared itself lead agency. In addition, the board also approved to circulate the project to the Orange County Department of Transportation.
