The housing development project Britain Woods will return before the Town of Newburgh Planning Board on Thursday, August 1. The reappearance before the town planning board is for a public hearing on the Draft Environmental Impact Study (DEIS), the site plan and special use permit for the project.
A DEIS is a document prepared by the project sponsor that provides a description of the proposed action, studies potential environmental impacts and proposes measures to reduce impacts. In October 2023, the planning board accepted the DEIS for the project. The 124 page document is available via a link on the town’s website. A special use permit would allow the proposed project to be a permitted use under a zoning ordinance or local law with additional requirements included in the ordinance or law.
The project is a proposed site under the development of Engineering and Surveying Properties, PC. It is located at 442 Little Britain Road on a 48 acre parcel of land with 11 multi-family residential apartment buildings, a clubhouse with a pool, a pool equipment storage/dog wash/restroom structure and gazebo.
Private roadways will be constructed to provide access to the development from Little Britain Road/NYS Route 207. Little Britain Road has residential properties along its route and connects the City of Newburgh, Town of Newburgh and Town of New Windsor. The Stony Brook Condominiums would neighbor the project as it is built further into the property. Members of the public commented during a public scoping session in December 2022 about traffic along the road, potential light pollution and other concerns about quality of life with the project proposed.
