A proposed amendment to a previously approved site plan along Route 32 calls for reducing the size of a planned commercial building and incorporating a Dunkin’ location within the structure.

The amended plan from MKJC Realty, LLC was presented to the Town of Newburgh Planning Board on Thursday, June 5. The developer’s engineer, John Queenan of Lanc & Tully, PC, outlined the changes, which include reducing the building’s size from 10,000 square feet to 7,450 square feet.

According to Queenan, the building would still be used primarily for office and retail purposes, but 1,800 square feet would be allocated to a new Dunkin’ location. The Dunkin’ currently operating at the intersection of Routes 32 and 300 is expected to relocate to the new site. No immediate plans for the existing Dunkin’ site were disclosed.

The project is located southeast of the Route 32 and Route 300 intersection, adjacent to Newburgh Elite Storage.

As part of the revised proposal, the site would include two drive-thru lanes—one designated for mobile pickups and mobile orders. The one-way circulation pattern would remain, and while parking spaces would be reconfigured, the total number would not change.

Following the presentation, board members asked about the building’s height. Originally approved as a two-story structure, the revised plan now calls for a single-story building. Queenan said a portion of the building would be used by an investment firm, with additional office and retail space still available for lease.

The town’s code compliance office noted that final parking layouts and signage would need to be submitted for size and design review by the architectural review board. A technical memo from MHE Engineering requested a revised grading plan, clarification of any changes to sanitary sewer system flow due to the Dunkin’ addition, and feedback from Traffic Consultant Ken Wersted regarding drive-thru traffic impacts.

A full updated site plan will be required once conceptual approval is granted. The Planning Board approved a referral to the Orange County Planning Department for further review of the proposed amendments.
