Mixed-use building proposed for Washington Street

The former three story building located at 104 Washington Street has been demolished in anticipation of a newly proposed mixed-use development property. The proposed project features a new four-story building with the first floor used for business and the two remaining floors for residential usage. The project is adjacent to the ADS Warehouse complex and the Liberty St. corridor.

Several weeks prior, the project had appeared on the City of Newburgh Industrial Development Agency’s agenda requesting a letter of support to which the board made a request that the applicant make an appearance before the agency to update them on their progress with the project.

According to City of Newburgh Industrial Development Agency documents, the building prior to demolition was a masonry building that had been abandoned for over four decades in the city. The anticipated timeline for the project would see construction and completion of the building in 2023 and a new business will be able to operate by the first quarter of 2023. No tenant was identified for the ground floor of the building as of this report. A previous 15 year payment in lieu of taxes (PILOT) had been approved by the IDA back in September 2022. At the end of the total PILOT period, $519,024 would be generated in payments.
