Moffat properties goes to public

The Town of Newburgh Planning Board granted the project known as Moffat Properties a negative declaration and set a public hearing on the project for April 6 at Town Hall at 7 p.m. The proposed project would be constructed on the site of a former garden center in the town.

The proposed project was looking to convert the existing site into a commercial site for small tool equipment rental. The Newburgh Planning Board had already approved to circulate the project to the Orange County Planning Department for further review.

Neil Sander of Independence Engineering LLC provided a brief overview and status of the project before the board. “We were last here in November, discussing the application for this new 1200 square foot building at 244 Route 17K,” said Sander. “At that time, there were a number of outstanding comment letters that we were requested to address.”

According to Sander, the warehouse has been shifted back another 35 feet from the highway, the water basin has been enlarged and a pump station has been added to the site. Justin Dates of Colliers Engineering and Design provided an overview of the landscaping plan with minimal tree removal with additional trees to be incorporated into the landscape.

MHE Engineering comments provided by Patrick Hines addressed the need for a City of Newburgh Flow Acceptance letter and Federal Aviation Administration approval, an Architectural Review Board submission was required to be reviewed and review of the town’s Tree Preservation Ordinance must be documented on the plans. The applicant must also label the proposed fence around the Stormwater Management facility, identify the size of water service lateral, adDesign report for the proposed sanitary sewer pump station should be also provided and hydraulic loading from the proposed facility should be identified by the applicant. The Storm Water Pollution Prevention Plan submission was also under review by the town.
