Warehouse eyed for Racquet Road

The Town of Newburgh Planning Board voted to declare lead agency for a proposed warehouse project known in town records as ‘Positive Developers Warehouse’. The project was represented by Ross Winglovitz of the firm Engineering & Surveying Properties, PC.

The proposed project is a 42,000 square foot warehouse. The project would be developed on a reported 3.94 acre parcel in an interchange business zone. The location of the warehouse is a wooded area identified as 36 Racquet Road. The warehouse would be located next to the Gold’s Gym facility.

The project had made its initial debut in July 2022, followed several months later with a circulation for lead agency motion by the planning board on Thursday, October 20, 2022.

Previous comments from the board and proposed traffic study raised concerns about the intersection of Racquet Road and 17K along with Rock Cut Road as far as traffic flow and making turns. “The biggest issue was obviously the intersection of 17K and Racquet Road. Trying to make a left, it’s not easy” said Winglovitz. “We’re going to survey that intersection. And see what we can do there to improve the traffic flow.”

Final comments from the board also addressed the tree preservation ordinance that was adopted in 2022 through the board. Mentions of the ordinance changing were brought up by Winglovitz with clarification by Patrick Hines that the town board has not been involved in that determination.
