Clinton Street project receives Montgomery variance

A proposed mixed use building to occupy the parking lot next to The Table Restaurant, has been given a go-ahead from the Village of Montgomery Zoning Board of Appeals.

Hanover Properties is proposing a three-story building for 71-31 Clinton Street in the village. The street level will be available for retail space, while the two upper floors will have residential units.

Jay Samuelson of Engineering & Surveying Properties, P.C., housed in the building next to the proposed new building, sought height and side variances to accommodate the design. The proposal includes three gables at the tip of the structure, with the center one proposed for 45 feet, nearly ten feet higher than the code currently allows. The other two gables would rise 37 feet, 10 inches.

Samuels said the parking lot would be reconstructed in the rear of the property and would allow 54 parking spaces, an increase from the current 33. A walkway from that parking lot would provide access to the businesses along Clinton Street.

The ZBA granted the variance by a 3-0 vote, with members Charles LaRocca and Kyle Wykle absent.
