Monarch Woods issued conditional approval

The Town of Newburgh Planning Board decided to not hold a second public hearing on the proposed project known as Monarch Woods Senior Housing and issued conditional final approval.

The proposed project, a senior housing development represented by Engineering & Surveying Properties, was to be built at the intersection of New York State Route 52 and Monarch Drive. Town water and sewer would serve the project and a clubhouse and pool. A bank was previously included on the site plan but has since been removed from the plans.

MHE Engineering comments prepared by Patrick Hines noted that the applicant was requesting a site plan amendment to eliminate the proposed emergency access drive off New York State 52. In addition, the New York State Department of Transportation has also requested that the applicant install left turning lanes to be provided at Monarch Drive and Route 52 that will need further discussion.

As the project is subject to Architectural Review Board approval, the applicant will need to reappear before the planning board again and have to submit their plans to the town.
