New warehouse proposed for Jeannie Drive

The Town of Newburgh Planning Board declared itself lead agency for the project known as Hillside Land Development during their regular meeting on Thursday, February 2. The project is being undertaken by Fellenzer Engineering, LLP. According to town records, the project was previously approved by the town in 2008.

Ryan Fellenzer of Fellenzer Engineering, LLP presented before the board on the proposed project.

“We are proposing a 26,000 square foot warehouse at 24 Jeannie Drive. The property is mostly the same as what the original approval consisted of in terms of the wetland and stormwater layout,” said Fellenzer. “We are currently in the process of getting a updated wetland delineation as well as a tree survey as part of the new tree ordinance that the town has.” Fifteen employee parking spaces and additional loading docks in the rear of the building are proposed.

A natural buffer is set to remain to divide the site and residential area, and additional natural screening was discussed to be included around the building. Several suggestions for specific tree types and additional landscaping recommendations were presented to the applicant for consideration to their plan.

Patrick Hines of MHE Engineering commented that the grading plan for the project has changed to reduce any additional wetland impacts; retaining wall elevations need to be provided; a sanitary sewer design is still being waited on; and the building elevations have been identified at 28 feet through a revised bulk table. Hines also noted to the applicant that the planning board serves as the Architectural Review Board. “An Architectural Review Submission is required as part of this approval process,” said Hines.
