Warehouse project returns before NW planning board

The Teitelbaum Warehouse project in New Windsor will need to wait on approvals from the New York State Department of Transportation before receiving other determinations from the New Windsor Planning Board. Engineering and Surveying Properties returned before the planning board on Wednesday, July 12. The planning board during the meeting on March 8 had declared itself lead agency on the project.

The proposed 200,000 sq. ft. warehouse has been proposed to be built on a 79 acre parcel located at 321 Temple Hill Road. A warehouse tenant remains unannounced. During the July 12 meeting, Engineering and Surveying Properties, represented by engineer Jay Samuelson, presented to the planning board on Wednesday, July 12 an amended site plan with their driveway now opposite George Green Drive along Temple Hill Road (300). Other amendments to the site plan have included a rerouting of sewer lines that run through the wetlands, according to Samuelson.

The planning board recommended the amendment to the access drive as the project is proposed along a commercial and residential corridor in New Windsor. Colliers Engineering and Design were currently reviewing traffic data associated with the project, and the board was awaiting further updates.

The National Purple Heart Hall of Honor and Temple Hill Apartments development neighbor the site immediately. Further along the road are the Five Corners Intersection and New Windsor Cantonment State Historic Site.

As a historic corridor, the planning board would like to see that the project aesthetically blend in with their surrounding neighbors. Once the building elevations have been established, the planning board requested to see what the finish and other building aesthetics would look like.

Technical comments prepared by MHE Engineering identify the proposed project as a permitted use as it is located within New Windsor’s Planned Industrial (PI) and Limited Commercial (LC) zones. Warehouses are permitted through a special permit. A revised SWPP (stormwater prevention plan) was to be submitted later on, and the applicant needed to identify the proposed water main. The Orange County Department of Health will also need to review and approve the water service. Other technical comments were to be later addressed by New Windsor and the applicant.
