NOTICE OF PUBLIC HEARING
PLANNING BOARD OF THE TOWN OF MONTGOMERY
PLEASE TAKE NOTICE that pursuant to Article 16 of the Town Law, as amended, and the Zoning Law and Subdivision Regulations of the Town of Montgomery, the Planning Board of the Town of Montgomery, New York will hold a Public Hearing in the Town Government Center, 110 Bracken Road, Second Floor, Montgomery, New York on the 8 th day of April 2024 at 7:30 p.m. or as soon thereafter as the matter may be heard to consider approval of the application of TRACY PALUMBO CORTEZ and JENNIFER LEONARD, 1103 St. Rt. 17K, Montgomery, NY, for a subdivision of a 10.67 acre parcel into two (2) lots.
Proposed Lot #1 consists of 4.69 acres and contains an existing frame dwelling and outer buildings. Proposed Lot #2 consists of 5.9 acres and contains an ice cream stand. Both uses pre-date the Zoning Law of the Town. The property to be subdivided is identified as Tax Map Section 29, Block 1, Lot 6 and is located in the B2 zoning district. The property is located on the south side of 17K and easterly of the Montgomery Heights Subdivision.

At this hearing all persons interested will have an opportunity to be heard and any written comments will be received for the record prior to or at the hearing. Persons may appear in person or by agent.
