Hawkins Drive warehouse wins town approval

The Town of Montgomery’s planning board concluded its September 27 meeting by approving Hawkins Drive LLC’s warehouse, a project that’s been in development since late 2022.

This warehouse comprises a 146,750-square-foot building, including 5,000 square feet of office space, 36 loading docks, 16 trailer storage spaces, and 81 parking spaces. It would be built east of Route 208 and across from the intersection with Hawkins Drive, near Walgreens.

The project was designed by Anderson Design Group and originally submitted to the board on October 11, 2022. The board recently received and reviewed the applicant’s negative declaration and resolution document over the last few days.

Reading the board’s written review, Planning Board Chairman Fred Reichle summarized that the project will have no significant impact on Montgomery’s traffic, water quality, aesthetics and community services, among other aspects.

“Based upon an extensive review of the application materials, including, without limitation, the site plan, site visits, comments submitted by the public, analysis, and comments of the planning board and its consultants, it has been determined that the project will not have a significant, adverse impact on the environment,” Reichle said.

Riechle also noted that, once a tenant is found, the project will likely create 252 warehouse and office jobs as well as increase the area’s property tax base.

After its review, the board motioned to approve Hawkins Drive LLC’s site permit, site plan and subdivision. Following this, the board will need to file and sign the site plan, a few easements and a stormwater agreement, while the applicant will need to find a tenant to utilize the warehouse.
