Curaleaf Newburgh seeks retail usage

The Town of Newburgh Planning Board will send the project known as Curaleaf-Newburgh Amended Site Plan to the Orange County Department of Planning for their review. Adjoiners notices would also need to be sent out to the parcel’s neighbors.

Kate Crowther, Senior Vice-President of Tenax Strategies, along with colleagues, appeared before the planning board to request a special use permit for the site. Curaleaf for the past five years currently operates their business located at 8 North Plank Road as a medical cannabis dispensary.

The permit request before the planning board was for Curaleaf to operate as an adult retail cannabis storefront along with the already-active medical dispensary. However, Curaleaf does not have a current license for adult retail and as such would not be able to sell until the license is granted by New York State. Crowther clarified to the planning board that no adult consumption would be permitted on-site.

Also noted on the site is that the storefront and neighboring Alexis Diner share a dumpster on-site. Crowther clarified to the board that a dumpster is shared but no cannabis product is disposed of in that shared dumpster. Cannabis products, which mainly come from Ravena, New York, are properly packed and sent to the store. If any product is damaged, then it is disposed of off site instead of at Curaleaf.

Comments noted by Planning Board Engineer Patrick Hines list the business as a special use within the business [b] zone of the town. A special use permit would also require a public hearing prior to approval. Once the town hears back from the county, they would move forward with scheduling of the public hearing. The project is also listed as Type II action, as no construction is proposed.
