Self-storage plans reviewed

The Town of Newburgh Planning Board declared its intent for lead agency and voted to circulate to the Orange County Planning Department the Newburgh Self Storage project on Thursday, June 20. This project involves the construction of a new self storage facility along Route 300 and Route 52.

The project, represented by Colliers Engineering and Design, proposes a new self storage facility within the interchangeable business (IB) zone of the town. The proposed location for the self storage facility is the current site of the Showtime Cinemas movie theater which has operated at the location for some time.

The applicant has submitted an application to the zoning board of appeals for variances related to building height which were approved back in May. A preliminary site plan package and Stormwater Pollution Prevention Plan (SWPPP) were put together and submitted to the town. A landscape and lighting plan have also been included in the submission. The project has also reduced its number of buildings proposed for storage which was originally proposed at 11 but has now gone down to eight.

The applicant stated that the project does not call for outside storage proposed due to zoning code and customers of the site would have access to the site through an assigned code. It was also requested from the applicant that the entrances look to be beautified.

Comments from MHE Engineering address the review of building dimensions, the recognition of the New York State Department of Transportation as an involved agency in the project, the project is subject to architectural review board approval and additional hydrants on the site would require Health Department approval. A total of 14 comments were presented in the memo for the applicant’s review.
