Warehouse eyed for former DuPont site

The City of Newburgh Industrial Development Agency [IDA] called on July 18 for a second public hearing to be held on Thursday, July 25 at 6 p.m. on the proposed project, IV5 Newburgh South Logistics Center. Financial assistance relating to the project, a payment in lieu of taxes (PILOT) over the course of ten years, is also being requested by the applicant.

The proposal is for a new warehouse distribution center on South Street at the former DuPont-Stauffer Landfill site. The proposal is for a new 416,320 square foot Class A Distribution Facility. Iskalo Development, a full-service commercial real estate development company, defines a Class A building as “the most prestigious buildings in their market, with the newest state-of-the-art facilities. Class A buildings boast high-quality infrastructure and beautiful interiors and exteriors. Tenants competing for a Class A building are typically well-established industry leaders looking for the best that commercial real estate has to offer.”

The warehouse facility would be built on 49.6 acres of land at 700 South Street in the city. There are no current buildings on the site. The property was purchased on July 3, 2023 in the amount of $5.5 million and is located in the Industrial Zoning District of the city. The cost of the proposed project would be $53.5 million and a future tenant has not been shared publicly.
