The New Windsor Planning Board issued a negative declaration and conditional final approval for the amendment to the site of the former Anthony’s Pier 9 site, located at 2975 Route 9W. The proposed project seeks a site plan amendment that would see changes in height to the existing retaining walls and elimination of some parking. The former entertainment venue now serves as one of the existing production studios for UMBRA Stages.

MHE Engineering noted in their prepared comments that a revised lighting plan was submitted to the board for review and approval, the public hearing was waived, fire inspector approval was given and retaining wall details will need to be addressed. A letter was requested from the applicant to ensure that they can go ahead with the modifications, as the retaining walls do fall on an adjacent property.
