Scannell Properties and Whiteman Osterman & Hanna LLP proposed to the Town of Newburgh Planning Board a new 132,000 square foot warehouse along New York State Route 17K in the Town of Newburgh.

Debbie Reinheimer who works in the public relations department for Scannell Properties said this site is ideal and is “in the middle of a large industrial park”.

The proposed site, which is undeveloped as of now, would be adjacent to the Healey Kia dealership, FW Webb Company, and other businesses located along Corporate Boulevard in the Town of Newburgh.

“We like this site due to its location near Stewart airport and great transportation access,” Reinheimer said.

According to Reinheimer, no tenants have been announced yet for the site. The project is expected to break ground around April or May of 2022, Reinheimer said.

She also provided a brochure which described the property. As addressed at the Planning Board meeting, the site is a 132,000 square foot building with seven loading docks located on the west side and parking located on the east side of the building.

This site is located in the town’s industrial zone, will use municipal water/sewer services and Central Hudson will provide gas and electricity. On site, there are two proposed stormwater management areas on the east side and one towards the entrance of the property.

According to an analysis conducted by Scannell Properties, the analysis forecasted 114 jobs on average would be created with this project. Total earnings combined for those employees would be $9.7 million per year.

The analysis also identified that more than $125,300 would be paid towards the Town of Newburgh in one-time administrative fees. Tax revenues would increase from the existing $6,562.07 to $140,474.40 once the project is completed. This tax revenue increase would occur in the first year alone.

Patrick Hines of MHE Engineering had brought forth comments on the site itself that the site only has one access point from 17K to the site so that will need to be reviewed. Other comments were that a Stormwater Facilities Maintenance Agreement is required by the applicant. The document will be filed with the town and Orange County. Other documents and information will be collaborated with MHE, the town and the applicant.

The planning board approved the motion on the plan and thanked the representatives for their presentation.
