Proposed Self Storage Site on 32

The Town of New Windsor Planning Board declared the project known as ‘Farrell Building Company Self-Storage Facility Site Plan’ incomplete during their meeting on Wednesday, February 8. With this decision, the project will be referred to the town’s Zoning Board of Appeals to request several variances required for the project.

The current site is opposite the Orange County Pools facility and is near the intersection of Route 32 and Willow Lane by the Orange County Federal Credit Union building. The present site features several structures, one that was a former car dealership, that will need to be removed and cleared in order to conduct construction. The project is located in the town’s highway commercial district.

JMC Engineering, along with a representative from Catania, Mahon & Rider, PLLC, presented the proposed self storage facility site that is made up of five buildings. The first building will be three stories tall, just under 26,000 square feet. A loading zone in the front of the main building was proposed. The first building was proposed at 35 feet, but within the town code, the required footage is 31 feet. Four single floor buildings, 4,500 square feet each, are proposed. With the project along Route 31, a New York State Department of Transportation permit will be required to modify the existing curb.

Shawn Arnott of MHE Engineering provided several comments in his memo that included the need for the applicant to evaluate existing sewer; also a Stormwater Pollution Prevention Plan will have to be prepared for the project as an acre is proposed to be disturbed.
