Town of Lloyd raises escrow fees

The board approved a resolution that raised a number of fees in the fee schedule for escrow accounts: the initial deposit per lot for a Lot Line realignment/revision from $250 to $350; the initial deposit per lot for a subdivision from $250 to $350; the initial deposit per lot for Special Use permits from $200 to $300; the initial deposit for a WBOD Site Plan Review for residential and non-residential accessory structures that would not trigger full site plan review from $200 to $300; and the initial deposit for Short Term Rentals is $400. All categories have a provision for $100 minimums.

Supervisor David Plavchak said the reason for the increases is because of the costs of mailing all notices has gone up significantly and the cost for the town’s engineer and attorney fees have also gone up significantly.

Councilman Mike Guerriero noted the fees have gone up by one third for the escrow money.

“I think that’s kind of steep because applicants come and the things they have to do and they have to put money out upfront; that’s my opinion,” he said.

Guerriero said when applicants are asked for more, do they get a bill?

Plavchak said applicants can ask to view all of the invoices and if money is left over at the end they will get it back.

Councilman Guerriero voted no and the rest of the board voted yes, resulting in a 4-1 tally.
